A 27-page Next.js migration designed to turn apartment shoppers into tour requests and applications.

Gateway Flats needed more than a visual refresh — they needed to break out of Wix’s platform limitations and launch a faster, more search-friendly leasing experience. We migrated the property website to a custom Next.js build, restructured the user journey around high-intent leasing actions, and delivered elite technical performance across speed, SEO, accessibility, and best practices.

Challenges

What stood in the way

4 problems, and what each one took to clear.

Challenge 01

  1. Problem

Wix limited performance at the platform level

Gateway Flats’ previous Wix site was constrained by heavy JavaScript bundles, proprietary rendering patterns, and limited control over how assets were loaded. That made it difficult to deliver the fast, responsive experience apartment shoppers expect on mobile.

  2. Solution

We rebuilt the site in Next.js to take advantage of route-based code splitting, image optimization, and server-side/static rendering so only the code needed for each page was delivered.

  3. Result

The live site launched with a 98/100 Lighthouse Performance score, giving the property a dramatically stronger technical foundation.

Challenge 02

  1. Problem

The old platform restricted SEO control

Wix made it harder to implement the level of technical SEO control the property needed, especially around crawlable rendering, metadata structure, and long-term content scalability.

  2. Solution

We migrated the site to Next.js so we could control page rendering, metadata, semantic structure, and search-friendly page architecture across the full 27-page build.

  3. Result

The new site achieved a 92/100 Lighthouse SEO score and positioned the property for future indexing and local search growth.

Challenge 03

  1. Problem

    Vendor lock-in reduced flexibility

The previous site was tied to Wix’s proprietary ecosystem, which limited code ownership, custom logic, and future integration options for leasing workflows or resident-facing functionality.

  2. Solution

We delivered a custom Next.js codebase with a flexible architecture that supports future API integrations, custom features, and deployment freedom outside a closed website builder.

  3. Result

Gateway Flats now has a scalable web platform built for expansion instead of a template-bound site that capped what the brand could do next.

Challenge 04

  1. Problem

The leasing journey lacked clear conversion structure

Apartment shoppers need fast access to floor plans, availability, tours, applications, and contact actions. The prior experience lacked the structured content and CTA hierarchy needed to guide high-intent visitors efficiently.

  2. Solution

We reorganized the experience around the property’s key leasing actions — schedule a tour, check availability, apply online, and contact leasing — while supporting those CTAs with amenities, gallery, floor plans, and neighborhood content.

  3. Result

We delivered a clearer leasing funnel designed to reduce friction, improve engagement quality, and support future conversion tracking.

Strategy

How the work ran

5 phases, in the order they happened.

  1. Phase 01

    Platform Audit & Migration Planning

We started by evaluating the limitations of the existing Wix build, identifying where performance, SEO control, and extensibility were being held back. From there, we mapped the migration into a custom Next.js architecture that preserved core content while improving the entire technical foundation.

    • Wix limitation audit
    • Migration roadmap
    • Page inventory for 27 URLs
    • Content and URL structure plan
  2. Phase 02

    Leasing-Focused UX Architecture

We restructured the site around the real decision-making flow of apartment renters. Instead of treating the website like a brochure, we designed it as a leasing tool centered on tours, availability, applications, amenities, and neighborhood validation.

    • CTA hierarchy strategy
    • Navigation restructure
    • Leasing journey wireframes
    • Content section planning
  3. Phase 03

    Custom Next.js Development

We built the new site as a modern Next.js application, giving Gateway Flats a fast, maintainable codebase with better rendering performance and stronger long-term flexibility than their previous platform allowed.

    • Next.js application build
    • React component system
    • Responsive front-end development
    • Reusable page templates
  4. Phase 04

    Performance, Accessibility & SEO Hardening

Once the core build was in place, we optimized the site for speed, semantic structure, and usability. That included technical cleanup, metadata readiness, mobile-first performance tuning, and accessibility improvements throughout the interface.

    • Performance optimization
    • Semantic HTML structure
    • Accessibility enhancements
    • Technical SEO implementation
  5. Phase 05

    Launch & Quality Assurance

Before launch, we validated the new site across devices and audited the production build to ensure the migration delivered measurable gains. The result was a polished launch with standout Lighthouse performance across every major quality category.

    • Cross-device QA
    • Production deployment
    • Live Lighthouse audit
    • Post-launch validation
